To avoid potential air conditioning problems, smart consumers give their AC system a spring tune up. Most AC problems occur when summer temperatures hit their peak. Don’t let that happen to you. But AC leaks are only one problem.

Air conditioner problems do not have to become major catastrophes; however, allowed to continue, an AC problem can become a source of major damage to floors and ceilings. Some common AC problems are:

Refrigerant Links

This is not a situation where you will ask yourself, “Why is my AC leaking?” There won’t be fluid present. If there is a leak, just adding more refrigerant won’t solve these problems. Only a licensed and trained HVAC technician should repair any leak, test and then charge the system with the correct amount of refrigerant.

Dirty Filters and Coils

One of the primary causes of fan and compressor failure is dirty filters and/or coils. Regular cleaning is necessary to protect your air conditioning system.

Electric Control Failure

These AC problems can be avoided by a spring tune up when experienced HVAC technicians check all electrical connections and contacts for corrosion and to ensure they are working properly. When a system is oversized, the air conditioner turns on and off frequently. This causes wear and tear on the compressor and fan.

Sensors

Room air conditioners have a thermostat sensor located behind the control panel. This sensor measures temperatures of air inflowing to the evaporative coil. If the sensor is positioned incorrectly, it could cause erratic behavior or constant cycling.

Leaks

One of the most common questions that customers ask is, “Why is my AC leaking?” The answer to that is any one of numerous reasons, such as:

1. Improper Installation–A window air conditioner must be installed lower at the rear than the front. This allows the water to drain to the back. This is always the first thing to check.

2. Icing–If there are problems with the cooling system, water being dehumidified can turn to ice.

3. Air Leakage–If warm air from outside encounters cooler, dryer air, condensation occurs.

4. Blocked Drain Hole–If the drain hole at the rear of air conditioner base becomes blocked, water can back up.

5. Internal Drain Blockage–If small passageways allowing water to drain from front of air conditioner to the rear become blocked, water will pool at front and overflow.

6. Cold Outside Temperature–If outside temperatures drop below 60 deg. the cooling coil may ice over.
